During 2020–2022, most major brands paused their Property Improvement Plan enforcement. Marriott, Hilton, and IHG are now issuing PIP letters at record pace. Why FF&E Procurement Must Start 4–6 Months Early

The single most common mistake in hotel renovation is starting FF&E procurement after construction begins. Here is why that fails:

Sampling takes 3–4 weeks

Gold standard samples, fabric swatches, finish chips — before production can begin, you need physical samples approved. Air freight adds cost but not always time.

Production runs 8–14 weeks

A 200-key hotel requires roughly 1,200–1,600 individual production items. Multiple factories produce simultaneously, but each has its own timeline.

QC + consolidation adds 2–3 weeks

Pre-shipment inspection, container loading supervision, and consolidation at warehouse. Skipping this is how you get defects at installation.

Ocean freight: 4–6 weeks

FCL from Foshan to US West Coast: ~14 days. To East Coast: ~28 days. Add customs clearance and inland delivery: 4–6 weeks total.
